WHAT TYPE OF LEASE ARE AVAILABLE?

We offer full term 12 installment leases or Academic leases of 10 installments.

WHAT TYPES OF APARTMENTS/ROOMS ARE AVAILABLE?

We offer fully furnished 1, 2, 3 and 4 bedroom apartments. All apartments come with private bathrooms and in-unit washer/dryer.

HOW CLOSE TO CAMPUS ARE YOU?

Our property is conveniently located adjacent to North Campus and a quick 10 minute AATA bus ride to Central Campus.

WHAT IS THE AVERAGE RENT?

Our rents are based on a “per person” rate and are all inclusive. Each floor plan will have a base rate but may change with the addition of any premiums (i.e.: vaulted ceilings, extra large bedroom, attached bathroom…).

CAN I USE MY FINANCIAL AID?

We recommend that you contact a financial aid counselor or visit the website at http://www.finaid.umich.edu/ to remain informed. When you fill out the FAFSA please indicate that you will be living off campus. This will cause the remaining amount, after your tuition is paid, to be sent to you in the form of a reimbursement. If you anticipate your aid will be disbursed to you after The Courtyards deadlines please make additional arrangements to pay your rent installments.

WHEN CAN I MOVE IN?

Typically our leases will have a move in date of August 24, 2012. If an additional move in date is requested, they are considered on an “as needed” basis.

CAN I REQUEST AN APARTMENT OR ROOMMATE?

Yes, you may pick roommates and apartments. During the room assignment process, we give you the option to approve or change the location of your home. If you need a roommate, we offer a Roommate Match program.

IS PARKING AVAILABLE?

a) Yes, limited parking is available on-site for a monthly fee. Parking is based on a first come first served basis by date of signed lease. B) Our property has direct access to both a University blue-bus as well as the AATA line. We also offer the option for garage and street parking. Our on-site parking is based upon a first come-first serve basis and has a monthly premium.

WHAT UTILITIES ARE INCLUDED IN MY RENT?

Your water, sewer, trash and electric utilities are paid by The Courtyards and are part of your “all inclusive rent”. There is a $10 “per-person” cap on the electricity coverage (so any amount over must be reimbursed by the resident).

WHEN DO I PUT DOWN A DEPOSIT?

There is no security deposit required. The $150 service fee is due at the time of application.

CAN I PAY MY BILL WITH A CREDIT CARD? IS THERE AN EXTRA CHARGE?

Absolutely! You can check your balance; pay your rent via our online system with VISA, MasterCard or Discover Card. You can also issue an e-check and submit a maintenance request on line!

DO I HAVE A MEAL PLAN?

All of our homes come with a full kitchen. If you are interested in participating in the University meal plan, we suggest you contact the University Food Services Department.

HOW MANY PEOPLE LIVE THERE?

The Courtyards has 896 rooms.

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community amenities. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

WILL YOU SEND ME A BILL EACH MONTH FOR RENT?

We do not bill you directly for your individual payments; however, your payment schedule is drawn out for you on the first page of the lease agreement.

IF I PAY MY RENT IN FULL, DO I GET A DISCOUNT?

At this time there is no discount for payment in full.

WHAT SIZE IS THE BED?

The Courtyards provides full size beds.

CAN ADDITIONAL FURNITURE BE BROUGHT INTO THE APARTMENT?

Yes! While all of our apartments are fully furnished, you are able to bring limited personal furnishings.

WHAT DO I NEED TO HOOK UP MY COMPUTER TO THE INTERNET?

Our internet is provided through an Ethernet system. Your computer will need an Ethernet card and a cat5 cable. Most recent computers have built in Ethernet capability. Our entire community is now WiFi.

HOW DO I FIND A ROOMMATE?

We have a roommate survey on which you can list information about yourself and what type of roommate you are searching for. The survey asks a variety of questions such as sleep and study habits, music tastes and how often you have guests, how often you clean, etc.

WHERE CAN I GO TO APPLY OR LEASE?

As we are open 7 days a week for your convenience, it’s as easy as stopping by and speaking with one of our associates or visiting our website and clicking the link to “APPLY”. Once the application is done, we can complete your lease contract.

CAN I TAKE A TOUR?

Absolutely! We look forward to showing you, your friends and your family all the amenities that help to call the Courtyards, home! We will showcase our model apartment, stadium seated movie theatre, fireside BBQ grills, our tree lined courtyards and much more…

WHAT TV CHANNELS DO YOU HAVE?

Each room has free direct access to over 90 satellite channels that include a host of sports channels and many in hi-def format.

DO I NEED TO DO ANYTHING SPECIAL IF I AM AN INTERNATIONAL STUDENT?

We will ask you to verify your student visa, I-20 and passport. We also require a guarantor sign your lease. If you are unable to find a guarantor that resides in the United States and is over the age of 25, you will be required to pay a “no-guarantor fee” equal to 1.5 months of rent. This fee will be used as a rent buffer and will be applied to your last month a half of rent.

WHAT KIND OF ACTIVITIES DO YOU PROVIDE?

The Courtyards staff will host a variety of activities throughout the year. They may range from resume writing and career building workshops to a cupcake baking contest or a casino night and even a movie and popcorn night. Our Community Assistant’s are always open to new ideas, so if there is something you would like to do, just let us know!

HOW DO I BORROW BILLARD/FOOSBALL ACCESSORIES, GAMES FOR THE PLAY STATION, WII AND X-BOX OR THE VACUUM?

All of these “rentable items” are free! Simply stop by our office during normal business hours and pick up what you need! We will hold on to your identification card until the item is returned.
